The time value of money (TVM) is an investment principle that states money is valued greater today than in the future due to inflation and economic conditions. Essentially, a dollar in your pocket today is worth more than a dollar in the future because money may be invested and earn interest over time. The financial concept of the time value of money is just this:  money is worth more the earlier it is received.

If you loaned a friend $20, would you rather get the money back today or a year from now? You should want the cash today. Think back to the price of movie tickets 10 years ago. The price for a movie ticket at one point was just a few dollars and has risen to almost $10 due to the factor of inflation. By receiving cash today, rather than the future, you can invest the money into an alternate source and potentially receive a higher return for your money. Future value includes the amount of money you would earn through growth in your investments in the future assuming a given interest rate. It is what the cash is worth at a particular time in the future, while present value refers to the value of a given sum of money today. The same principle applies to real estate notes. A real estate note, a mortgage for example, is created with specific terms, conditions and a length of time for its return. In order to exchange the note for cash, a note’s present value is determined through a discount analysis to appraise its current worth, which will differ from the note’s value in 10 years.

To demonstrate TVM and why it can be more advantageous to have money now rather than the future, consider the following example. If you own a real estate note that is appraised at present value for $150,000 you can cash out now and spend the money, or you can invest in alternate sources for a higher return on your investment. By receiving the money today, you can avoid dealing with late payments and the risk of not receiving a payment at all. Immediate cash appeals to most much more than receiving money in the future. The following illustration of TVM shows the change in value of $150,000 over a year if invested with a rate of return of 10 percent.

Future Value = (Present Value) x (1 + Rate of Return)

Future Value = (150,000) x (1 + 10%)

Future Value = (150,000) x (1.1)

Future Value = $165,000

The cash flow industry has developed through fast and flexible financing and offers multiple solutions to achieve successful financial results.  The cash flow industry does not require a great deal of time, so professionals are becoming aware of the potential to make an investment that has a fast turnaround.  The secondary financing market industry is growing and becoming more demanding as the benefits of alternative financing are recognized.

Professionals representing clients in possession of notes also known as “paper,” should be fully aware of the potential and possibilities.  The note, a promise to fulfill a debt owed to a source over a specific duration of time and amount, serves as an asset in the cash flow industry.  The note, through a variety of income streams, can be bought and sold, entirely or partially, allowing several options to investors.

First time homebuyers on a national average have less than the necessary income to meet the requirements for a loan, according to Texas A&M Real Estate Center’s 2005 Revised Texas Housing Affordability Index. The seller of a home could offer the option of seller financing to the first-time home buyer allowing the buyer to qualify and purchase the home.  Through such deal structuring, the seller could then sell the entire note to an investor or a portion of the note, known as a “partial purchase.”  If the seller is strapped for cash, the solution would be to sell the note entirely and the investor would then receive the future income streams in exchange for cash.
 
The visibility has expanded as businesses, both large and small, have discovered the advantages of the cash flow industry, also known as the sub-prime market. In the sub-prime market, there is an incredible mass of investment resources and opportunities.  While the primary market is commonly recognized as the first source for money society thinks of, successful investors know the secondary market gives more flexibility.

If you are like most people, to seal the deal and sell your property, you carried back a mortgage note and collect monthly payments. You probably would have preferred to get the lump sum of cash, which you can do a lot more with.

Examine the following scenario on how a car note may be used as creative financing.  Bob and Dave are good friends. Bob owns a nice car, but really needs a truck for his work.  Dave just started a new job and would love to purchase the car from Bob, but does not have the cash.

Bob is eager to buy a new truck for work, so he agrees to finance the car himself and hold the note for Dave.   Dave owes an “IOU,” a written promise to pay Bob a certain monthly amount with specific agreed upon terms and conditions.

After a few months pass, Bob really wants to buy a new lawn mower. He now wishes he had the cash from selling his car and not the monthly income payments from Dave.  He decides to sell the note to an investor in exchange for cash immediately.

In this scenario, Bob was able to sell his car fast and easy. He got the lump sum of cash he needed, and Dave was able to purchase the car without the necessary down payment. Strategic deal structuring enables a mutually beneficial situation and can help seal the deal much faster.  Bob and Dave both benefited from the transaction!

A safer and more realistic way to win financially is to invest your money in the secondary financing market, through buying and selling notes.  A promissory note is a written promise to pay a specified amount through certain terms and conditions, and is a flexible and easy way to earn high rates of return on your investments.

The private paper industry, also known as the secondary financing market, offers choices and flexibility to give you the freedom to determine whether you prefer to indulge in a “slice” or the entire “profit” pie. A portion of a note in the private paper industry is termed “partial purchase.”

To achieve such wealth, first examine the basics of a note. A note is a written promise to pay the amount stated from the borrower (payor) to the seller (payee). A mortgage deed is a written instrument that generates a lien by utilizing property to secure a debt.  A trust deed holds the title to the property in the “trustee,” often a title company, as security for the loan until the debt is paid off.  A cash flow transaction is the purchase of a note in exchange for cash.  The note holder will receive a monthly income stream.

To explain in further detail, through a partial purchase the buyer attains a portion of the private mortgage note owned by the seller.  The note represents a promise to pay through a course of payments due at a future time. The note offers flexibility since any portion of the note may be bought or sold. 

An example of a partial purchase is as follows. Bob holds a note and would like to sell a portion of the note to pay for his child’s tuition. He could sell the note to an investor who would collect the monthly payments for a specific time period and then the note would revert back to Bob, the original note owner, to resume receiving payments.  People often sell a note for a variety of reasons. They may need fast cash to pay a tuition, travel to a dream vacation destination, or even to pay a lump sum to the IRS come tax time.
